It was built in 1980, with mixed residential and commercial use intended. It is a single-story, wood-frame commercial warehouse. It has a rectangular shape with a concrete foundation. The roof is side-gabled and covered with corrugated sheet metal. The front (west) façade is finished in vertical wood paneling, with horizontal skirt boards. The north, south, and east façades are clad in vertical corrugated metal siding. The building is oriented with the primary façade facing west. A single-stall garage door is at the east end of the north façade. Three additional entrances are on the west elevation. The northernmost of the doors is covered by a corrugated metal shed-roofed awning. Three fixed-lite picture windows are between the north door and the center doorway. Two casement windows with fixed-lites are set between the center door and the south end door. The larger of the windows appear to be replacements for earlier and smaller windows, necessitating removal of siding to accommodate a different diameter opening. Another window on this elevation has been boarded up and shuttered. A fixed-lite casement window is centered under the gable vent on the north elevation, and another matching window is set closer to the west corner. An asphalt driveway leading from Rouse Avenue has been laid right up to the siding on both the north and the west façades. Some trees are in the area between the building and Rouse Avenue to the west and Tamarack to the south. The grass by the roadside is left untended. A mailbox rack with three boxes is near Rouse Avenue, and a picnic table sits in the unclipped grass by the front yard trees. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 906 N ROUSE AVE Site Number: 115 HISTORY OF PROPERTY This site was constructed in 1980 as a commercial property with the potential to be used as mixed use residential and commercial. Property records indicate that for some of its history the building has been used as an apartment. The property is in good condition and has experienced modifications over time. These include changes to windows and window openings. The property has no known historic associations. A cursory search provided no historical context for this site. Current survey data are insufficient to determine significant associations. Recent property records indicate the property changed hands through a Quit Claim Deed (#2528318) on October 21, 2015, and via a Bargain &Sale Deed (#2618853) on July 10, 2018 at which time the current owners, Tracy J. and Shanna L. Frieling, came into possession. This site is not yet fifty years old and has not achieved significance that would satisfy Criterion Consideration G for such properties to be considered eligible for inclusion in the NRHP. The site is considered not eligible at this time; however, it retains sufficient integrity and should be reevaluated once it has reached the fifty year threshold for consideration. The alterations to the main façade windows have changed the original appearance of the property, affecting the materials, feeling, and the design. However, the aspects of materials, location, workmanship, setting, and association remain largely intact.
