The historical feature is a wood-framed, two-story, multiple use commercial building consisting of a hair salon, an accounting firm, and a vacation rental. The original house was built in the Queen Anne style. The original house has a cross gabled roof with multiple dormers. The roof is clad in asphalt shingles; the gable end on the south façade is adorned with simple millwork typical of the style. Modern additions have been built on both the south and north sides of the original house. The south addition spans the primary façade and is a single-story square volume clad in vertical vinyl siding. The addition has a steeply-pitched, sheet-metal shed roof that slopes south from the upper story of the main building. The north addition is a smaller single-story, shed-roofed addition. It is wood-framed and has siding consistent with the main part of the building. Directly above the north addition is a wood deck with wood railings that extends from the second story. The deck is supported by two wood posts aligned with the corners of the shed roofed addition below. The entire structure, as it exists now, has a slightly irregular rectangular plan. The concrete foundation is visible at the base of the two additions, but the foundation of the original house was not visible at the time of survey. The exterior walls of the original house and the north addition are clad in horizontal wood siding, while the south addition is clad in vertical vinyl siding. The primary façade faces south onto W Mendenhall St. The main entrance of the original house was likely located on the south gable end, but has since been covered by the south addition. The original portion of the building is now accessed by a side porch on the east elevation. The porch is recessed under a lean-to roof and has decorative wood spindle work along the roof edges. The south addition has its own main entrance off-centered on the south façade. There is a side/back porch, visible from the alleyway that has a hipped lean to roof and a wood ADA-compliant ramp leading up to the entrance. The east elevation also has a modern exterior wood staircase leading up to second floor. The original entrances have been altered, and most of the original windows and window openings have been altered or replaced as well. The windows observed from the public ROW include single hung along the east and north facades, a large picture window on the south façade of the addition, and possibly a horizontal sliding window under the south facing gable of the original house. There are new door frames, and new doors added to accommodate the multiple businesses using the building. The site is well maintained and features mature coniferous trees to the east and north of the structure. The property was first recorded by James R. McDonald in 1984, and at that time was considered an “intrusive element within a potential historic district”, and assessment indicated “the historic integrity of this property has not been retained due to change in original design and materials.” Metcalf Archaeological Consultants has re-evaluated the potential eligibility of the property. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 411 W MENDENHALL ST STE 3 Site Number: 098 HISTORY OF PROPERTY This site was originally a residential property, with the house (Feature 1) erected in 1910. It was first recorded by James R. McDonald in 1984. At that time, no information regarding the original owner was provided. Metcalf visited the site in October 2019. A cursory search of the property address revealed limited information, including the fact that it was renovated in 1995 and has been sold twice in the past 15 years, once in 2007 and again most recently in 2017. No other information was found pertaining to the house or its history to add to the historical context of this site. The property has no known historic associations. The property is in excellent condition and has experienced several modifications over time. These include additions built off the south and north elevations, sometime before it was recorded in 1984. McDonald in 1984, and at that time was considered an “intrusive element within a potential historic district”, and assessment indicated “the historic integrity of this property has not been retained due to change in original design and materials.” Since that time, the property has experienced further alterations that affect the site’s ability to convey historic character. Metcalf Archaeological Consultants agrees with the previous evaluation by McDonald. It is found to lack integrity sufficient to convey historic character in reference to associations with events that have made significant contribution to the broad patterns of our history under Criterion A, historically significant persons under Criterion B, characteristics of a type, period, or method of construction under Criterion C, and it is unlikely to yield important information in reference to research questions under Criterion D. Metcalf recommends this site not eligible for inclusion in the NRHP. MONTANA HISTORIC PROPERTY RECORD PAGE 6 Integrity Property Name: 411 W MENDENHALL ST STE 3 Site Number: 098 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in good condition, overall. It has seen numerous alterations, including the replacement and modification of window openings and an addition to the south façade that detracts significantly from its original aesthetic. Integrity of materials, design, workmanship, and feeling has been compromised. Metcalf finds that the property does not retain sufficient integrity to convey its historic character.
