The property includes a c. 1960 concrete commercial building that historically served as a grocery store. Since the Co-op first purchased property in this location in 1992, it has expanded to occupy the entire city block, resulting in the demolition of four historic residential properties and one commercial property. The site currently consists of two buildings: the extensively remodeled and expanded retail store built around the original grocery and an early 20th Century single-family home (901 W Babcock Street) at the southeast corner of the block. The house is currently used as the Co-op’s Board headquarters, referred to as the “Clubhouse.” The remainder of the block is paved for parking, with some landscape elements around the perimeter. Feature 1 is a large commercial building built around what was historically a single-story concrete structure built c. 1960. It has been extensively remodeled and expanded. It has a roughly rectangular footprint and concrete foundation. It is a two-story steel and wood-framed building, with a variety of exterior materials, finishes, window types, and stylistic references. The building has two noticeably different portions, resulting from two stages of remodeling and construction. The east half of the building, remodeled in 2002, is made up of three gable-roofed volumes, with rooflines oriented north-south, each with barn-style metal cupolas. The eastern-most gabled bay also has a monitor roof. The gabled bays are clad in corrugated metal siding, with recesses along the north elevation embellished with recycled timber framing. Windows in the upper story are two-over-two lites designed to resemble typical barn or granary windows. The west half of the building was completed in 2018 and is clad in horizontal wood siding and brick on the first story and vertical slats of accoya wood on the second story, creating a screen or sheathe reminiscent of early post-modern commercial design. The roof of this recent and large addition is both flat and pitched. Greenspace Landscaping was contracted to install the roof material, which is covered with Sempergreen standard Sedum-mix blankets. The “green” roof also includes a series of solar panels which are visible from the north façade. The primary entrance to Feature 1 is located at the southeast corner of the building. The entry is at-grade, beneath a second story balcony with a metal railing and metal canopy. Additional entrances are located on the east and west elevations. Employee entrances are located across the south façade, which is faced in concrete block. Though Feature 1 is in excellent condition, nothing remains of its original aesthetic or historic character. Feature 2 is a 1.5-story wood-framed house at 901 W. Babcock with elements of period revival styles, namely English Cottage because of its unique roof shape. The house has a gambrel roof covered in cedar shingles. The eaves of the roof are curved or “rolled”, and shed-roofed dormers on the east and west elevations are also curved. The exterior is clad in wood shingles, painted green. It has a roughly rectangular plan shape with a concrete foundation. The primary entrance is located on the south façade, within a single-story, flat-roofed addition that spans the south façade obscuring the original entrance which was in a hip-roofed enclosed porch barely visible today. The flat roofed entry has a brick chimney at the southwest corner; another chimney is located near the center of the building. An additional entrance is located on the north elevation, which faces the paved parking lot serving the Community Food Co-op (Feature 1) to the north. This north entrance is within a flat-roofed vestibule and is slightly above grade, accessed by an ADA-accessible wood ramp with wood railings. Feature 2 is in good condition and retains some aspects of integrity. The building was recorded as a separate site by James R. McDonald Architects in 1984. At that time, it was recommended not eligible for inclusion in the NRHP due to a lack of integrity resulting from modifications made over time. The house is currently zoned as mixed residential/commercial. Changes include the addition to the south façade, the remodeling of the rear entrance on the north elevation, and the replacement of original windows with modern vinyl sash. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 908-920 W MAIN ST Site Number: 087 HISTORY OF PROPERTY This site is the Community Food Co-op, a retail grocery store that began in 1979. It was originally called Crossroads Consumer Services Co-op and was located in a small wood-framed building on S Wallace Avenue. In 1984, the business changed its name to the Community Food Co-op, Bozeman, and moved to a location near Montana State University. In 1992, it purchased a commercial building at 908 W Main Street which had been built c. 1960 and served as a grocery store for many years. The building has since been obscured by additions. Historically, residential properties bounded the grocery store to the south, and Aspen Motors was the west, located at 920 W Main Street. In 2002, the Co-op began a series of expansions, doubling its retail space (https://www.bozo.coop/expansion/). The expansion plan required purchase of the surrounding properties on the block. Four of the five residential properties on the south half of the block (907, 911, 917, and 921 W Babcock Street) were demolished for the creation of a parking lot. Each had been recorded by James R. McDonald Architects in 1984 and were recommended not eligible for inclusion in the NRHP. In 2013, InteResources Planning, Inc. updated the historic documentation of 917 and 921 W Babcock Street in preparation of their demolition. Neither was recommended eligible for inclusion in the NRHP. The house located at 901 W Babcock Street still stands and is owned and operated by the Co-op as their Board’s headquarters, affectionately referred to as the “Club House.” The house was also recorded in 1984 by James McDonald Architects and recommended not eligible for inclusion in the NRHP due to lack of integrity. The date of construction provided on the Montana Historical and Architectural Inventory form is 1934 and the original owner listed as Albert Pace. It was later owned by Rudy and Frank Hager, who occupied the residence at the time of McDonald’s survey. Many modifications had been made to the residence, including the addition of a flat-roof front entryway, obscuring the original enclosed porch. Modern windows were also installed, likely within the past ten years (McDonald 1984). In 2017, the Co-op began plans for a large addition to the west, which necessitated the demolition of the Aspen Motors property at 920 W Main Street (Kendall 2017). The commercial auto shop was demolished in September 2017. The addition to the Co-op was designed and constructed by Comma-Q Architecture of Bozeman, and was completed in the spring of 2019. It is found to lack integrity sufficient to convey historic character in reference to associations with events that have made significant contribution to the broad patterns of our history under Criterion A, historically significant persons under Criterion B, characteristics of a type, period, or method of construction under Criterion C, and it is unlikely to yield important information in reference to research questions under Criterion D. Metcalf recommends this site not eligible for inclusion in the NRHP. MONTANA HISTORIC PROPERTY RECORD PAGE 6 Integrity Property Name: 908-920 W MAIN ST Site Number: 087 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) All aspects of integrity have been compromised due to the extensive nature of remodeling and the recent construction of an addition to the west. To the south is paved parking with landscaping. One historic house remains at the southeast corner of the block, at 901 W Babcock. The house has been remodeled, with original windows replaced. These changes affect integrity of materials and design. The demolition of residences to the west has compromised integrity of setting, feeling, and association. This property no longer retains sufficient integrity to convey its historic character.
