The property consists of one architectural feature: a commercial office building built to house the Tonca Construction firm in 1977. The building is a two story wood-framed structure. It has a rectangular plan shape with a concrete foundation. The roof is flat and the covering material is not visible. The exterior is clad in variegated red brick veneer, laid in a running course. The building’s primary façade is the north, facing W. Beall Street. The main entry is above grade, with a concrete step. Centered above the entrance is a cable-hung flat-roofed modern awning. Brickwork around the openings is accentuated with a header course above and below the window openings. The windows are modern metal replacements installed during a major remodeling in 2016. The front windows are asymmetrical in their placement.
The building has a concrete sidewalk in front, which leads across a lawn with minimal landscaping, past a large blank sign between two posts.
The site is in overall excellent condition. The property was first recorded by James R. McDonald in 1984, and at that time was considered an “intrusive element within a potential historic district”, and assessment indicated “the historic integrity of this property has not been retained due to change in original design and materials.” Since that time, additional and extensive remodeling has occurred which further affects the historic integrity.

HISTORY OF PROPERTY
The office building at 612 W. Beall Street in Bozeman, Montana was constructed in 1977. It was first recorded by James R.
McDonald in 1984 who noted the original occupant as the Tonca Construction firm. A cursory search in local records yields no information about that company. The Brinkman Court Reporting business was located at this address for many years, and is still in
operation at another address in Bozeman.
The property is in excellent condition and has experienced significant remodeling, including a 2016 alteration which changed the exterior cladding and window type and arrangement.
The site has not yet reached the fifty year threshold for consideration as a historic property. However, extensive alteration has affected its ability to convey original character.

STATEMENT OF SIGNIFICANCE
The property was first recorded by James R. McDonald in 1984, and at that time was considered an “intrusive element within a potential historic district”, and assessment indicated “the historic integrity of this property has not been retained due to change in original design and materials.” Metcalf Archaeological Consultants has made a preliminary field assessment regarding the potential eligibility of the site. This site is not yet fifty years old and has not achieved significance that would satisfy Criterion Consideration G for such properties to be considered eligible for inclusion in the NRHP. Furthermore, the site was remodeled in 2016, affecting integrity of materials, design, workmanship, feeling, and association such that it no longer conveys its original character. The site is considered not eligible at this time, but should be reevaluated once it has reached the fifty year threshold for consideration.

The building has been remodeled recently. The door and windows, as well as the awning above the door, are modern and lend a contemporary aesthetic. This affects integrity of materials, design, workmanship, and to some extent feeling.
The overall site condition is excellent. The building has undergone extensive recent remodeling. New windows, doors and exterior details such as the façade awning convey a contemporary aesthetic. The existing siding and windows are modifications from the original appearance of the property, affecting the materials, feeling, the design, workmanship, and association. However, the aspects of location and setting remain largely intact.
