1. Please submit all revisions using Corrections and Revisions cover sheet. Submit a full set of
drawings (2-11x17) with revisions clouded. Include a table of contents will all drawings and their
date of creation/revision. Ensure that the electronic version includes a fully updated, complete
application. Revisions and Corrections Submittal Form (RC) as well as 2 full sets of 11x17 plans
with required additional information are included with this resubmittal. Electronic version

2. It is unclear where the SL43 luminaire is on the photometric plan. Also, a light with a directional
shield and no full cut off is not allowed per Section 38.570.040.G. Luminaire SL43 has been
removed from the photometric site plan sheet A101 and is no longer being requested.
3. BMC 38.230.040.C. The project meets the threshold for Design Review Board. It is tentatively
scheduled for Wednesday, January 22, 2020. Agreed and it is our understanding this has been
rescheduled for Wednesday, February 12, 2020.
4. BMC 38.520.060.D.3. Asphalt pavement is prohibited within a pedestrian-oriented space. This
pedestrian easement should also continue westward to be able to connect to future development
to the west. Pedestrian path has been changed from asphalt to concrete. The South looped drive
has been adjusted to allow the path and pedestrian easement to be extended to the phase line
and future development to the West as shown on sheets A100, A101, as well as the Civil and
Landscape plans.
5. Easements must be taken to commission for approval. Need separate easement documents for
the following:
a. Pedestrian easement through the southern open space Pedestrian easement
document through the southern open space is included with this resubmittal.
b. Utility easement to the transformer Utility easement document to the transformer is
included with this resubmittal.

Future Impact Fees - Please note that future building permit applications will require payment of
the required transportation, water, sewer and fire impact fees according to the City of Bozeman
adopted impact fee schedule in place at the time of building permit issuance. If you desire an
estimate of the required impact fees according to current rates please contact the Department
of Community Development and/or visit.
Note: During preparation of the staff report, additional conditions of approval may be
recommended based on comments and recommendations provided by other applicable review
agencies involved with the review of the project. Agreed.
