Bozeman City Commission,
I do not support the R-3 zoning of the proposed annexation in application 19-468. I'm a property owner on
Silverwood Drive which is just south of Heritage Drive that abuts the property proposed for the R-3 zoning. I
support the annexation of the property into the City of Bozeman but feel the R-3 zoning is not appropriate
for the area that is primarily R-1 zoning.
I previously lived within the City of Bozeman’s historic core and moved out to an R-1 subdivision due to the
higher density growth that was occurring near me within the city core. I picked this area since the character
is defined by R-1 zoning, which should be preserved with any new zoning and development planning.
Additionally, the exceptions to the R-1 zoning in the area are much smaller properties that were zoned
prior to the build out of the existing R-1 subdivisions. The conversion of the 5.3 acre parcel should follow
the uniformity of the same R-1 zoning that has been established over the last 40 years in this area.
Please consider changing the annexation to R-1 for the initial zoning requirement. Alternatively, the
application should at a minimum be sent back for more robust planning details that will demonstrate an
appropriateness within the predominantly R-1 zoned district if R-3 zoning is to be considered.
