Dear Commissioners,
I write in opposition to this application—particularly the R-3 zoning requested. This property is
surrounded by R-1 zoning, and the southside of Bozeman is generally R-1 zoning. This property is
not part of a PUD that might otherwise justify some higher density zoning or more intensive use. It
also borders a riparian area and wildlife corridor (Matthew Bird Creek) that needs protection from
higher density development. There is no public justification or interest for medium density
development on this parcel, which has historically been county ag land. I speak for many southside
residents who are opposed to any density greater than R-1. Traffic is already an issue with 2 schools
nearby and development encroaching from the west. If the annexation is approved, I urge you to
restrict density to R-1. Thank you.
