Olive St. #202 Bozeman, MT 59715 Dear Planning Board, Comma-Q Architecture, on behalf of our client, Scott Dehlendorf, hereby requests modifying the draft Community Plan Future Land Use Map (FLUM) designations of two of Mr. Dehlendorf’s properties. The properties are located at 1025 Story Mill Road, north of Bridger Drive, south of Boylan Road, and east of Story Mill Road (See Figure 1.1 on the attached exhibit sketch plan). We are requesting modification of the FLUM designation from “Urban Neighborhood” to “Industrial” at these two properties. The Industrial designation best represents the current uses at these properties. The owner has also expressed interest in exploring a residential component as a future option. The Industrial zoning designations, as listed in the 2019 Community Plan Draft Document (page 46), would accommodate these use types. The “blue” Industrial FLUM designation is visible along the north and west sides, and some designations along the east side of Bridger Drive, north of the interstate. The adjacent property owner to the south of Mr. Dehlendorf’s property has expressed similar desire to change from the proposed “Urban Neighborhood” to “Industrial”, which has been expressed in a separate letter by that property owner. All three properties, if modified, would create a contiguous addition of Industrial FLUM designated properties extending from the proposed Industrial FLUM designation at 955 Story Mill Road, to the north of Bridger Drive, and east of Story Mill Road (See Figure 1.2 on the attached exhibit sketch plan).
