Bozeman City Commission:
I am protesting the R-3 zoning of this proposed annexation. I am the sole owner of 105
Heritage Drive that abuts approximately one-third of the south side of the 5.3 acres at 3120
Wagon Wheel Road mentioned in this application. 1 have owned this property since 1980. 1
feel the annexation of this property into the City of Bozeman is appropriate at this time.
However, the R-3 zoning is incongruous with the surrounding single family homes primarily
zoned R-1. The exceptions to the R-1 zoning are properties that were zoned prior to the
development of the existing subdivisions. The property that abuts the north side of this
proposed annexation is in Gallatin County and zoned RS. I assume that at a future date this
Gallatin County parcel will also be annexed into the City of Bozeman and the same zoning will
apply.
As stated in Article 1 Section B General Provisions Code of Ordinances the purpose of these
zoning regulations is to prevent the overcrowding of land, lessening congestion in the streets,
providing adequate water, sewage disposal, requiring development in harmony with the natural
environment, preservation of open space, and requiring uniform monumentation of land
subdivisions. I fail to see that converting a 5.3 acre parcel that contained one single family
home into a medium density district accomplishes any of these purposes. Multiple families will
be ingressing and egressing onto approximately 250 feet of Wagon Wheel Road and a three
way stop at South Third. It is also the purpose of these regulations to consider the character of
the district. The character of the district is zoned R-1. Uniformity with the surrounding
subdivisions would require R-1 zoning instead of R-3.
Please consider changing the initial zoning of this annexation to R-1. Thank you for your
