NOTICE OF BUILDING PERMIT RESTRICTIONS
FLANDERS CREEK SUBDIVISION
NOTICE IS HEREBY GIVEN to all poten1:1al purchasers of resIdential subdivIsIon lots m l''landers
Creek Subdivision, which IS described herem, that the fInal plat of said subdrvlslOn lot was approved
by the Bozeman City COmmlSSlOn before all reqmred nnprovements were completed, as IS allowed
m Chapter 18.74, CIty of Bm;eman SubdiVIsIon Regulations. As such, an Improvements Agreement
was fIled WIth the fInal plat that stipulates the 1:1me penod durmg wmch the nnprovements must be
completed, and those nnprovements were finanCially guaranteed to the City of Bozeman by the
SubdiVIder.
THEREFORE, BE ADVISED, that Building Permits will not be issued for Flanders Creek
Subdivision, until all subdiVIsion Improvements are completed and accepted by the City of
Bozeman. These nnprovcments mclude subdiVISIon street Improvements, street l1ghtlllg, sewer
mam and Laurel Glen hft station. Buildmg PermIts may be Issued pnor to the ltngatlOn, seedmg,
landscapmg of dedICated parkland, trail construc1:1on and slgnage, playground eqUipment, and
ltnga1:1on wellmstallation as long as said Items remain under finanCIal guarantee.
Flanders Creek SubdiVISiOn, IS legally described as bemg a tract of land bemg Tract A, Certificate of
Survey No. 23H9, accordmg to the plat thereof, on ftle and record m the office of the Clerk and
Recorder, Gallatm County, Montana, and located ill the El/2 of the SE % of Section 4, T2S, RSE,
P M.M., Cuy of Bozeman, Gallatm County, Montana, contammg 39.92::1:: acres, more or less, subject
to all eXisting easements of record or of fact.
