NOTICE OF POTENTIAL LAND USE RESTRICTIONS
LOTS IIA AND 12A OF THE 106 E BABCOCK DEVELOPMENT
BOZEMAN, MONTANA
NOTICE IS HEREBY GIVEN to all potential purchasers of Lot 11A and/or Lot 12A that
the Site Plan Development Application 19-187,was approved by the City of Bozeman Department
of Planning and Community Development with site specific conditions of approval and
restrictions.
PLEASE BE ADVISED, that:
• A subdivision exemption for this development was approved by the Director of
Community Development on September 19, 2019 (File 19-187) with a condition that Lot
12A must remain as a parking lot for Lot 11A until the required parking for Lot 11A is
mitigated for.
• The full review file and decision is available for review at City offices.
This notice pertains to the Lots 11A and 12A of the 106 E Babcock development located on
property legally described as the North 12.5 feet of Lot 5 in Block B and the North 151.5 feet
of Block B of Black's Addition to the City of Bozeman and Fractional Lot 3 of Guy's Addition
to the City of Bozeman, of P.M.M., City of Bozeman, Gallatin County,Montana.
