I am writing to voice my opposition to approval of the proposed use at 3025 Westridge Drive. I'm very surprised that this is an approved Special Use in R-1 zoning. This project would have several negative impacts on what is otherwise a very stable and established neighborhood: 1. As this neighborhood has matured and became a desirable place to live, many young families have purchased homes with the understanding they will live in a stable and safe place to raise their children. Home owners purchasing in R-1 Zoning should not wake one day to a use that is commercial in nature in their neighborhood. With up to 36 individuals staying nightly, that is as large as some hotels. This is not acceptable to place this use in R-1 zoning. Can you imagine being a homeowner, in R-1 zoning, that ends up with this as neighbor? Isn't this the very reason we have zoning? 2. While the use is for women and families, a very real concern is the potential safety for neighborhood children. With two schools and a tremendous amount of youngster foot-traffic at this location, the increased unknown adults of any background (lack of criminal background check) at this location is not responsible. 3. As this isn't a wealthy neighborhood, many of the homeowners here have invested their life in the homes they are building. A homeless transition shelter is certain to have a negative effect on home values. It's interesting that this is not a criteria of the SUP - it should be. If approved, I expect several neighbors will pursue legal action based on this. HRDC is a great organization, but they made a very rash decision buying this property. This is not a good location for a transition facility. I urge this SUP not be approved. Rather, the City should work with HRDC, the County, and maybe the State to identify land to construct a warming facility in an appropriate location. I will support, and financially donate, to that. Thank you, and thank you for doing the hard work of planning our community. Dan Stevenson 3009 Westridge Dr, Bozeman, Mt 406.570.3621
