I just received a copy of a traffic study submitted by Mr. Holloran with respect to his application. I don’t know when
this study was submitted and/or if it was submitted in time and made publicly available given the public comment
period deadlines. In any event, I am in the process of reviewing this material in detail and am concerned that the
data may be improperly skewed to understate impacts particularly with respect to outlining the prospective impacts
in light of reasonably anticipated needs/impacts. The two major looming factors are 1) the impacts arising from the
near term opening of the Armory Hotel which will significantly increase traffic and parking impacts in the area due
to its hotel traffic, restaurants and bars, events and employees as well as 2) the prospective impacts created by the
proposed AC Marriott Hotel on the same block. In the event that the traffic study doesn’t fully incorporate these full
prospective impacts, it would grossly understate traffic and parking impacts particularly in our active seasons. In my
cursory review of this study it references using a growth factor of 5% but this factor seems low based on recent
growth levels in Bozeman on top of the substantial increase usage created by the pending opening of the Armory
Hotel as well as the pro forma impacts of an AC Marriott Hotel. Please add this letter to my previously submitted
comments objecting to the application.
