Planning Board Members and Planning Staff—
Per Tom's request, I've attached a copy of the map I provided last night,
intended to demonstrate aligning increased density with transportation
networks and a more form based approach. A couple quick comments:
Echoing Jerry's comments from last night, I believe that we need to
separate "institutions" from parks and other public land. The experience
living next to and the infrastructure needs of a high school are verydifferent from a park.
I updated the legend titles from what I shared last night, and indicated in
parentheses the corresponding land use category from our current set (ifdifferent / available). The descriptors I've used are the same concepts, but
more "form based."
Relative to what we're currently working with, I've also included a"compact walkable" residential category (e.g. more than the R2 minimum
of 8 units per acre, but less than the 100+ per acre allowed by R5 /
REMU). This category aligns a moderate increase of density with our
transportation network, provides a specific designation for "missingmiddle" housing, and creates a transition zone between single-family
housing and five-story apartments (e.g. the "Missing Middle" in the
attached diagram).
One final note: the indicated multimodal corridors are those thatStreamline staff (with the help of the City Transportation Engineer) have
indicated as nearly certain routes for "someday" high-frequency transit
service (regardless of the current routes update). If we start increasingdensity now, this will support and lead to transit in the future.
