Re: Site Z – Bozeman Gateway Site Plan Application

Dear Sarah:
The following Site Plan application is for the development of Site Z to be located on Lot 3 in
Block 7 of Phase 3 of The Bozeman Gateway. The property includes 0.96 acres zoned B-2, the
building is planned to be an office building. Exterior patio areas will be used as outdoor and
public seating areas. The building will be 2 floors, have an approximate gross floor area of
15,925 SF and will require 42 parking spaces. The parking will be provided directly to the north
and east of the proposed building as well as 3 spots in Lot1A in the Morrison Maierle parking lot.
The site will not have any materials adverse effect upon the abutting property. The site does not
have any special requirements to protect the public health, safety and general welfare.
The neighboring lot to the east known as Lot 4 is being designed and built by a different
developer. While the parking lots are connected, Lot 4 is a separate lot and owned by a different
developer than our client. This situation is similar to the Arby’s parking adjacent to that building.
When not adjacent to a “Common Area” the lot owner is responsible to construct their own
parking. The parking lot for Size Z has been designed to the property line to the east with
coordination with the adjacent site engineer. In coordinating with the development team for the
lot to the east, we believe both lots are intended to be constructed in the Spring of 2020 at
approximately the same time.
This project went through the City of Bozeman’s concept review process in August of 2019.
Responses to the concept review comments received are included in this application in Section
C. This project also went through Completeness Review on September 26, 2019. Responses to
the completeness comments are as follows. Additionally, included in this submittal is one set of
the Building Z Site Plan Application and one digital copy.

18. A zoning map showing the existing zoning within 200 feet of the site is located in Section A.
Existing zoning is also indicated on the covers sheet project map.
20. The property’s block frontage designation is indicated on the cover sheet
23. Traffic flow on site is indicated by direction arrows on the site plan sheet.
24. Traffic flow off site is shown on sheet C015 - construction traffic route map.
LIGHTING DETAILS
49.-51. Lighting details are provided in sheets PH101-103 in Section E.
BUILDING DESIGN AND SIGNAGE
53. Transparency and block frontage calculations are located on Sheet A3.3

5. “Preliminary” and “Not for Construction” disclaimers have been removed from plans.
13. Landscape and electrical sheets have been included in the Civil table of contents. A
separate table of contents is included on the architectural plan cover sheet G0.1.
COLOR AND MATERIAL PALETTE
3. A color and material palette is located on an 11”x17” sheet, G2.2 with 3D perspective
elevations.

Attached are two 11x17 copies and two digital copies of the revised information regarding the
Building Z Site Plan Application. As a reminder, Building “Z” is planned to be a 2-floor office
building located on Lot 3 in Block 7 of Phase 3 of the Bozeman Gateway. Included are
response letters to the planning and engineering comments.
