WARRANTY DEED
FOR CONSIDERATION RECEIVED, Flanders Mill, LLC, a Montana Limited Liability
Company, with a mailing address of 235 Greenhills Ranch Road, Bozeman, MT 59718, the
GRANTOR, does hereby grant, bargain, sell, convey and confirm unto CITY OF BOZEMAN,
a Montana municipal corporation, with a mailing address of P.O. Box 1230, Bozeman, MT
59771-1230, the GRANTEE, all right, title and interest in and to the following described real
estate, situated in the City of Bozeman, Gallatin County, Montana,to-wit:
Park 2, FLANDERS MILL SUBDIVISION, PHASE 7, City of Bozeman, according to the
plat thereof, on file and of record in the office of the Clerk and Recorder, Gallatin County,
Montana, and located in the East Half of the West Half of Section 3, Township 2 South,
Range 5 East of P.M.M.. J-652
TOGETHER with all the tenements, hereditaments, and appurtenances thereto belonging, and the
reversion and reversions, remainder and remainders, rents, issues and profits thereof, and also all
the estate, right, title, interest, property, possession, claim and demand whatsoever, as well in law
as in equity, of the GRANTOR.
TO HAVE AND TO HOLD the said property,with their appurtenances unto the said GRANTEE
and its heirs and assigns forever. And the said GRANTOR does hereby covenant to and with the
said GRANTEE that it is the owners in fee simple of said property; that it is free from all
encumbrances except rights-of-way, federal patents and mineral reservations, easements, and
building and use restrictions of record, and that it will forever WARRANT and DEFEND the
same from all lawful claims whatsoever.
