WARRANTY DEED
FOR VALUE RECEIVED, HRDC, Inc., a Montana incorporation, with a mailing address of 32 S.
Tracy Avenue, Bozeman MT 59715, the GRANTOR, does hereby grant, bargain, sell, convey and
confirm unto WILLOW SPRINGS SUBDIVISION OWNER'S ASSOCIATION, with a mailing address
of 32 S. Tracy Avenue, Bozeman MT 59715, the GRANTEE, the following described property, in
Gallatin County, Montana,to-wit:
Common Open Space 1, Common Open Space 2, and Common Open Space 3, WILLOW
SPRINGS SUBDIVISION, City of Bozeman, according to the plat thereof, on file and of record in the
office of the Clerk and Recorder, Gallatin County, Montana, and located in the SE 1/4 of the SW 1/4
of Section 35,Township 1 South, Range 5 East of P.M.M.. J-653
Subject to Public Utility Easements as shown on said plat.
TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging,and the reversion
and reversions,remainder and remainders,rents,issues and profits thereof,and also all the estate,right,title,
interest,property,possession,claim and demand whatsoever,as well in law as in equity,of the GRANTOR;
TO HAVE AND TO HOLD the said property,with their appurtenances unto the said GRANTEE and its
heirs and assigns forever. And the said GRANTOR does hereby covenant to and with the said GRANTEE
that it is the owners in fee simple of said property; that it is free from all encumbrances except rights-
of-way, federal patents and mineral reservations, easements, and building and use restrictions of record,
and that it will forever WARRANT and DEFEND all right, title and interest in and to the said
premises and the quiet and peaceful possession thereof, unto the GRANTEE, its successors and
assigns, against all and every person or persons whomsoever lawfully claiming or to claim the
same.
