Hoitsma (2) - Bozeman Medical Arts Zone Map AmendmentFrom:Amy Kelley Hoitsma To:Agenda Subject:Zoning Application 19-258 Date:Monday, September 16, 2019 1:18:47 PM Dear Mayor Andrus, Deputy Mayor Mehl, and Commissioners Cunningham, Krauss, and Pomeroy: I previously submitted an email letter to you respectfully asking that you reject Application 19-258, the proposal to rezone the Medical Arts parking lot from the current R-4 (Residential High Density District) to B-3 (Downtown Business District). I understand that you will be hearing and voting on this application at the Commission meeting this evening. I will be unable to attend this evening, but wanted to add two points to my previous comments. First, looking at the plan diagram submitted by Stahly Engineering (below), I see that the properties immediately to the west of the applicant property are also zoned R-4. Changing the property in question to B3 will create two different zones within one block, which has created conflict and confusion for residents in other neighborhoods and therefore I feel is unadvisable. Second, I understand that one of the primary motivators behind the request is to change the zoning to be in line with the 2009 Community Plan. Given that the Community Plan is currently being updated, I feel it is poor timing to use the current — perhaps soon-to-be-outdated — Community Plan as a basis for decision making.
