This parcel needs to remain as the currently zoning and utilized as is regulated. My fear is that another "high rise building will be constructed on this parcel. I see the trend ofthese type buildings encroaching on the neighborhood as shown by the current project one block to the south. With essentially no height restrictions, or a building that can be constructedto a height much greater than the surrounding structures, the potential is for a building that will stick out and be unsightly. The Medical Arts Complex across the street is a taller building but that was constructed at atime when Bozeman Deaconess Hospital was downtown and it served as a supporting building to the hospital. Now that the hospital has been relocated and there are a few medical healthbusinesses in the Arts Complex there is no need to expand such growth. The construction of a B-3 type building outside the typical business corridor between Babcock and Mendenhall would be wrong. The claims that such a building would provide importantresidential high density infill the City of Bozeman is looking for is a step in the wrong direction. These types of buildings that are going in around the downtown area do meet thehigher density goal but they are being constructed for people of a much higher income bracket than what the City should be striving for. Leaving the parcel as R-4 will provide for higher density development with structures thathave a height requirement. They won't stick out and will blend in with the character of the rest of the Northside. And hopefully the developer will construct something that will be moreaffordable than the price of these "high rise" units. Please do not allow this uncontrolled growth of these B-3 style of buildings be dropped on any open parcel in the downtown Bozeman area. Again, I'm okay with those within the corridorbut they really stick out and detract from the surrounding neighborhood character. And I dare say it, but the value of houses surrounding these buildings decreases. I have friends near TheMerin that are looking to move because of that project. I live on the Northside across from Beall Park. I pray the City doesn't get some wild hair to make a bundle of money, or is desperate for more high density "high rises" and considersselling the Park. Don't cave to every project that comes along and sounds like a "winner". Be critical and stand up to the developers who are answering the City's call. Make sure theprojects create character and don't detract from the coolness that many of us longtime Bozeman residents brought us here.
