Thatcher - Bozeman Medical Arts Zone Map AmendmentFrom:Tony Thatcher To:Agenda; Chris Saunders Subject:Protest Against Zoning Map Amendment - 19-258 Date:Friday, September 13, 2019 10:45:47 AM Dear City Commissioners and Chris Saunders, This letter file a formal protest to the proposed Zoning Map Amendment (19-258) for the Medical Arts Complex parking lot on North Willson Ave. We own the house at 405 N Willson (legal description below) and have lived there for 17 years. In the short term, building on this critical parking lot makes no sense as it is heavily used by tenants and clients at Medical Arts. Taking away this parking would force those people to walk long distance to receive treatment or get to work. Parking is already at a premium in the area. Taking away any parking and increasing density is insane. It is currently zoned R4 and should remain that way. It makes the most sense to scale down from B3 in the core, to R4, and then R3 (and even R2). Extending the B3 designation will unduly impact the current land owners who purchased their land with and understanding of the surrounding zoning and what sorts of development might be next door or across the street. Allowing a developer to change this zoning and build B3-style development adjacent to single family homes is unfair to the people who currently live there and will lower their property values. I know this for a fact. In trying to sell our property, we've learned that the development on North Willson has reduced our property value approximately 10% from what it was pre-development. I encourage you to reject this zoning change.
