This application is evaluated against the certificate of appropriateness and modification criteria of
Section 38.230.080 and 38.230.160 of the municipal code and associated standards. Per
38.230.100.B, BMC, approval is granted if all criteria are met.
The public may comment in writing regarding compliance of this application with the required
criteria. Comments should identify the specific criteria of concern along with facts in support of the
comment. Per 38.250.070.B, BMC, issues not raised during public comment period may not be
raised on appeal. During the notice period the City will continue review for compliance with
applicable regulations.

Summary: A Certificate of Appropriateness for a non-contributing structure within a historic
district was approved on April 20, 2018 for a 375 square foot addition to the existing home, the
demolition of the garage, and a new garage with a 2nd floor ADU above. After commencing
construction, changes have been requested with this modification application by the Applicant
including: changes to the sidewall height and dormers of the 2nd level ADU, and removal of the
proposed attic storage on the 2nd level of the primary structure and extension of the rooftop patio
towards the South elevation.
