RE: Gran Cielo Major Subdivision
Preliminary Plat Application Dear Ms. Garber: On behalf of our client, Bozeman Haus, LLC, we are submitting a Preliminary Plat Application
package for the proposed 128-Lot Major Subdivision of two tracts totaling 49-acres located at Graf
Street and S. 27th Ave. Included in this submittal package are the following items:
• Two (2) sets of the following:
o General Information
o Preliminary Plat Supplements Required for all Subdivisions
o Additional Subdivision Preliminary Plat Supplements
o Preliminary Plat (2 full size, one 11x17)
• One (1) set of stamped and addressed envelopes of all adjoining property owners within 200’;
• Two (2) sets of physically contiguous adjoining mailing labels;
• Two (2) digital versions on CD-ROM;
• One (1) copy of the MFE checklist (located in binder with adjoiner envelopes); and
• $3,159.50 review fee & fee schedule The project's goals reflect those of the Bozeman 2020 Community Plan in which the City
emphasizes the balance between regional growth and the preservation of natural resources and
recreational opportunities. The overall development will occur in multiple phases with a mix of park space, multi-residential, and single-residential uses. 39.799 acres are zoned R-3 and 8.955 acres are zoned R-4. Currently, the property is utilized for agricultural purposes and has gravel roads used for access to an existing barn and horse stables.
At the time of this writing the project’s infrastructure has been approved for construction of Phase 1 and construction has begun on Phase 1A. The proposed subdivision was previously reviewed and approved as Gran Cielo Subdivision. The original Preliminary Plat application referenced throughout the pages of this application was submitted in October 2017 and approved in June
2018.

MCA.
I certify that adequate storm water drainage and adequate municipal facilities will be provided for the
subdivision. I further certify that the governing body has reviewed and approved plans to ensure adequate storm water drainage.
For subdivisions subject to the Montana Subdivision and Platting Act, I certify that adequate municipal facilities for the supply of water and disposal of sewage and solid waste are available or will be provided
within the time provided in Section 76-3-507, MCA.
