HomeMy WebLinkAbout2019-08-27_Revision NarrativeTuesday, August 27, 2019 Jeanne Carter’s Apartment 415 S. 3rd Ave Revision Narrative All revisions refer to the Corrections Letter received August 21, 2019 from Phil Gonzalez regarding application number 19-375. 1.There is an existing awning covering the North entrance to the dwelling, and a covered porch on the south entrance to the dwelling. Sheet SD3 Proposed Floor Plan has been updated to show that both entries are covered by a minimum of 3’ x 3’ per Section 38310.210.B-2. 2.Minimum usable open space requirements per Section 38.360.210.E are met on the lot. Sheet SD2 Site Plan has been updated to indicate the minimum open space as well as the lot coverage information on the Cover Sheet SD1. 3.The connecting door between the main house and the second dwelling has been removed. Sheet SD3 Proposed Floor Plan has been updated to show no door. 4.Sheet SD2 Site Plan has been updated to show the designated parking spaces on S. 3rd. Ave meet the 24’ street parking requirement. The curb cut to 3rd.will be filled in, as indicated on the Site Plan. 5.An additional Site Plan at Alley was added to Sheet SD2 to clarify the condition at the rear of the property at 4th Ave. Because of the unique nature of 4th Ave. there is an additional 10’ of space between the edge of the 30’ alley and the start of the western property line. The existing garage to the edge of the alley measures 26’, well within the 20’ setback off the alley required per Section 38.360.010.I.
