HomeMy WebLinkAbout2019-08-13_Project DescriptionMonday, August 12, 2019 Jeanne Carter’s Apartment - 415 S 3rd Avenue Project Narrative This project is the renovation of an existing apartment at 415 S 3rd. Ave. The apartment was once an independent living unit, but at some point was integrated into the living space of the existing historical house. This project will re-designate the apartment as a separate living space (415 S 3rd Unit #2). We will bring it up to current building codes by adding an egress window to the west bedroom and lifting the ceiling heights above the 7'-0" minimum where required. The bathroom and kitchen will be relocated to improve the layout and flow through the space. The mechanical and electrical systems will be upgraded and insulation added to the walls and roof assembly to improve building efficiency. Cost permitting, solar panels may be placed on the south facing roof of the apartment. No changes to the exterior are planned except where window sizes and door locations change to accommodate code requirements and improve the layout of the space. All new exterior trim materials and finishes at the doors and windows will match existing. Electrical and gas service will separately metered. The existing electrical service is already separate from the main house coming into the property from the west side of the lot. A new, replacement gas line and gas meter will be brought to the apartment from the south side of the lot. City water and sewer are tied to the main house and will remain as such, and the city sewer connection will be upgraded as needed.
