I – Master Site Plan Narrative
A Master Site Plan is proposed for the half-block containing the Aspen Crossing building (Site
Plan Application being processed concurrently), fronting Tamarack, Aspen, and 5th. The Master
Site Plan consists of a site that is zoned B2-M, 93,000 square feet and proposes a mixed use
building (roughly 72,000 square feet) fronting Aspen St, with an area for a future building
(footprint roughly 5,000 square feet) on the Northeast corner, and the remainder of the site
being for parking and circulation.
The following is in direct response to the Master Site Plan Checklist:
1- The proposed entitlement period is 3 years
2- a. Phase lines are shown on the master site plan.
b. Phase 1 will consist of infrastructure and parking and buildout of Aspen crossing.
Phase 2 will consist of the second future building, which at the time will go through a
separate Site Plan Application through the City.
c. Staging and phasing of construction will be contained on site and will be easily
manageable through the access points on site and the ample parking lot. After Aspen
Crossing building is built and the second building goes through the Site Plan Application
and has a building permit, a construction staging plan will be submitted as part of the
Site Plan Application, but it is planned that the said staging grounds will be located on
the parking lot adjacent to the Northeast building pad site.
d. No infrastructure or site plan elements are proposed for financial guarantee.
e. There are only 2 phases and there is no other foreseeable way this could proceed
other than as proposed.
3- No other design guidelines are proposed other than what is stated in the Bozeman
Unified Development Code
4 – It is understood that subsequent phases will go through the specific Site Plan Application
and related applications per the City process. It is also understood that the second phase will
conform to, and will be consistent with, this Master Site Plan.
