Project Summary
The proposed project is to build an new ADU at 402 S Black Avenue. The ADU will be above a single car garage and
office space. The building will be located within the setbacks at the North East corner of the lot behind the existing single
family home. Access to the building will be from Black Avenue using an exiting driveway, that will be extended to the new
building, on the North side of the lot.
The first level consists of a single garage bay, an office space with an half bath and storage closet, and mechanical
space. Access to the office and garage is on the West side of the building. The ADU consists of a single bedroom, a 3/4
bath, kitchen and living rooms, a mud room / laundry room entry, and a loft space above the kitchen. A covered exterior
stair on the North side of the building provides access to the ADU and leads to the entry on the East side of the building.
The entry is from a partially covered porch, on the opposite side of the lot from the main entry to the existing home. The
porch creates an open, covered storage area below, located behind the East side of the building. Siding, trim, and door
details, and the exterior colors will match the existing home with white trim and light yellow siding.
