Dear Danielle and City of Bozeman,
This letter is in regards to the potential development on Gallatin Green, application 18557. I have looked
at the proposed project and seen the plans posted on your website. I am a homeowner on Gallatin
Green, and this proposal greatly concerns me, and I urge you to protect us, the multiple property owners
on this street, and deny this plan as it is currently proposed.
Per the BMC 38.230.100. 6
1. Already Gallatin Green Blvd is a one-lane road due to cars parked on both sides of the street, and due
to the type of construction of the corner curbs on the intersections. It is especially bad in the winter.
There has been one hit-and-run, where a car was completely totaled, and at least 2 other rear view
mirrors wrecked (that I know of). Adding the additional 70+ cars to this street is unconscionable. You will
be making the street unsafe, both for parked cars and current traffic, but also for pedestrians that walk
and bicycle. Many children currently walk and ride their bikes to Chief Joseph Middle School. Because
there is no bike lane, they ride their bikes down the middle of the street (they can not move safely and
easily between properties and activities within the neighborhood area). This proposed project does not
conform at all with the requirements of this section of the BMC. A traffic study should be done before
anything is approved.
2. With regards to the same code, section 7 - The proposed project in not compatible with, nor sensitive
to the immediate environment nor the adjacent neighborhood. It is also not compatible with other
approved architectural design on Gallatin Green all to the south of Kimberwicke, building mass,
neighborhood identity, and historical character of the immediate neighborhood. The homes directly
across the street from the proposed project are small, single story homes with a “craftsman” type design.
These homes are mostly occupied by young families with infants and very small children. They have no
back yards, and so the children are only able to play outside on the very small front lawns. There is
already traffic coming down Gallatin Green from the apartment complex north of Kimberwicke, where
people are driving too fast, so that homeowners are putting out “slow for kids” signs of their own. The
historical character of the Baxter Meadows subdivision, is one that is very family friendly, with many
homes having small play parks in their front yards for children to play. This proposed project’s size and
architecture is completely opposite to the historical identity of the neighborhood.
3. With regards to section 7b -
The design of the buildings do not integrate with the organizational scheme of the community and
neighborhood and therefore does not produce an efficient, functionally organized nor cohesive
development. It is too massive at 3 stories, blocking all views of those home across the street, as well as
being completely out of character. While there are 3 story apartments north of Kimberwicke, everything
to the south of that street, including the proposed other new development on Gallatin Green are 2-story or
less.
Please note that Penny Murray, The Design Review Coordinator/Inspector, for Baxter Meadows, sent a
letter dated 2/22/19 to Ensitio Design, also stating concerns over the size/scale, traffic, and parking.
Also of note - The 1+ acre lot further south on GG also has a proposed development - a continuation of
the development previously approved, and will be a 3 triplex, and 1 duplex structure, with 25 parking
spaces. Keep in mind, that this will also be adding further traffic on our street, as well as even more
street parking. It also potentially adds more children biking/walking to school.
Per the BMC 38.230.100, section 7 B - C -
The review authority should see that this proposed project is detrimental to the safety and welfare of the
community on the south side of Kimberwicke all the way to Baxter, on Gallatin Green Blvd, and therefore
not accept this plan as proposed. The application 18557 does not meet the criteria of the aforementioned
section of the BMC, and therefore should be denied.
