This 2,176 square foot single story warehouse is a rectangular plan with that lies perpendicular to the street. Construction
materials consist of wood framing, joist and beam, crib construction, and wood panel siding upon a concrete slab. The
roof exterior is finished in asphalt shingles with extensive damage. The interior is unfinished wood siding and crib
construction. Access to the interior is provided with metal, roll-up garage doors located on the south and north side and a
hinged, wood entry door located on the east side. Wall height is 16’ and clearstory windows extend the length of the
eastern wall. A small loft is located in the southwest interior corner with unfinished wood framing and damaged, unpainted
drywall.
The structure is in poor condition as a result of years of neglect. Gaps in walls and ceiling have exposed the interior to
exterior moisture and debris for an extended period.
The Cottonwood & Ida PUD (application #18516) plans to preserve the existing crib construction and grain elevator as
design elements in the building’s renovation and reconstruction as referenced in photographs on subsequent pages.

History of Property
HISTORY OF PROPERTY
The property does not have a registered historic value; however, the Cottonwood & Ida PUD application #18516 is
planning to preserve portions of the structure located in the southwest corner of the site. (Referenced in Architectural
Description page 2 and Photos page 6)
The site is believed to have predated 1937 based on aerial images from that era. A search through Polk Directories dating
back to 1935 did not turn up any commercial listing at this site. A small structure located in the southwest corner of the
site, first appeared on the 1943 Sanborn Maps labeled as a coal and hay shed. A larger structure, likely a grain storage
shed, appears in a 1969 aerial photograph (below) located in the same southwest corner of the site. According to a prior
property owner representative, the structure shown in this 1969 photograph was built in 1962 and remains on-site today.
