Current/Future Use
The loft currently has a bathroom and large open area that was being used as a
bedroom. After exploring its use as an ADU it was discovered that it does not meet
the fire seperation safety for a dwelling unit due to the current exit layout.
This addition will update the loft to meet the requirments of use as a dwelling unit
without eating up current garage space and allow for its possible use as an ADU.

Alterations/Changes
New entry addition to existing second story loft above detached garage. The addition will allow the loft a separate entrance and will close off the connection to the garage. This will also allow the loft to exit directly outside instead of through the garage.
The addition will be built off a 6’ x 11’ concrete pad poured in front of the existing structure that will extend across the front of the garage at the second story to create a balcony and covered entry for both the loft and garage entry.
The only alterations or changes required to the existing structure will be to cut out
two existing windows, remove some siding and wall up an existing door.
One window on the west side of the first floor will be opened up into a hallway to
the staircase and a second window on the west side second story will be cut open
to accommodate a door to the balcony.
