Box 1230 Bozeman,MT 59771 2636188 Ergo SemerAd - Gallatin0counnty51MT PM Fee M$ISC 00 IIIII'IIII'�II�II���I'III�II���)���I III(I��)IIIII(I��I II�I'II II'IIIII�IIII(���I III III Glen Lake Commerce Subdivision 18472 NOTICE OF BUILDING PERMIT RESTRICTIONS GLEN LAKE COMMERCE SUBDIVISION BOZEMAN, MONTANA NOTICE IS HEREBY GIVEN to all potential purchasers of LOTS 1-7 BLOCK 1 AND LOTS 1-8 BLOCK 2 within GLEN LAKE COMMERCE SUBDIVISION,which is described herein, that the final plat of the subdivision was approved by the Bozeman City Commission before all required improvements were completed, as is allowed in Bozeman Municipal Code Section 38.270.060. As such, an Improvements Agreement was filed with the final plat that stipulates the time period during which the improvements must be completed, and those improvements were guaranteed to the City of Bozeman by the Subdivider with a nonfinancial guarantee. THEREFORE, BE ADVISED,that BUILDING PERMITS WILL NOT BE ISSUED FOR LOTS 1-7 BLOCK 1 AND LOTS 1-8 BLOCK 2 within the GLEN LAKE COMMERCE SUBDIVISION, CITY OF BOZEMAN, MONTANA until all of the subdivision improvements are completed and accepted by the City of Bozeman. These improvements include the installation of the Manley Road improvements along the frontage of the subdivision, as illustrated on the plans and specifications contained in the City Engineering Division and Planning Division files. The Subdivider agreed pursuant to the Improvements Agreement for Glen Lake Commerce Subdivision(Manley Road Street Improvements)that a building permit restriction will not be lifted by the City unless and until the improvements required for Manley Road as stated in the Improvements Agreement are completed and accepted by the City. If a special improvement district (SID) for the Manley Road improvements is created by the Bozeman City Commission for the required improvements the requirement for Manley Road improvements may be deemed by the City to be met. If a SID is not created,the building restriction must remain in place until either the improvements are completed or the City agrees to release the building restriction upon the creation of an alternative plan to complete the improvements that will include financial contribution by the Subdivider or its successors in interest.
