Condoization, hypothetically if a 4-plex is purchased at $200,000, then sold individually at current market
value of $225,000 each, that would 450% return on investment. Not to mention the years owning the
property and realtor fees. Condoization takes units that used to house university students, renters in
Bozeman off the market or
the new owners are renting recently purchased increasing market rent covering mortgage costs?
With more units on the market the price will decrease allowing more affordable units.
The zoning restrictions of HEIGHT and PARKING limiting the # of units needs to be progressively changed,
again!
City council is doing a great job creating using tools available; SID's, TIF's, ZMA's, etc, are great tools
encouraging stake holders/tax payers to redevelop, within the city, allowing greater density, diversifying
Bozeman from other cities/competition.
Noticed a significant # of college students parents purchasing house for kids, instead of paying rent for 4
years.
Mixing in affordable units in subdivision that is the same caliber of home is best, I've seen affordable units
recently built in subdivision 4-plex with common walls, not houses?
Subdivisions built by employers, for employees reminds me of McDonald Douglas in LA, Compton.
More ADU's, a fast track, easier way through planning dept. Can more consultants hired to help planning
staff?
