Drab - Mountain Vista Zone Map Amendment Protest letter pertaining to zone map amendment 3 C � i18-438 D .I / December 9, 2018 DEC 103 201!-J Bozeman city Commission DCPi�F't -.—121 N Rouse ave and zoning commission COMMUNITY DIALOPMf NT 20 E Olive st This letter is to inform the commissions that we, the owners of 228 kathryn ct, BABCOCK MEADOWS SUB PH 2B, S11, T02 S, R05 E, Lot 50, ACRES 0.25, PLAT J-314 CONTIGUOUS, are protesting zone map amendment 1 8-438 based on the following criteria: a) The r-4 designation does not fit in the immediate and adjacent area. Though zoned r-3, all residences that horse shoe around the property are single family dwellings. Ten of the single family residences will directly border the high density housing and the remaining impacted residences are separated by a narrow trail. Also, there is no r-4 anywhere near this lot.With other high density housing We trout meadows there is some form of buffer between the high and lower density like a road. This high density will be less than 11 yards from our backdoor. Not appropriate, nor acceptable. b) Changing to an r-4 will definitely reduce our property value. Speaking with a long time realtor in the valley, she stated of change to an r-4 would conservatively reduce the listing price for our house by $20,000. c) High density will negatively impacts traffic along babcock st and thought the neighborhoods. This section of babcock has limited north/south arteries. To go north out of the lot is along micheal grove which is already crowded and narrow. East bound traffic trying to access or cross main st is typically backed up to virginia way between 0730 and 0900 on weekdays. A conservative estimate with an r-3 designation adds 50 more vehicles to the neighborhood. not acceptable d) With no buffer between our house and high density,the increased noise,traffic, and light pollution will negatively impact our health, safety, and general welfare. We moved into our home in 2002, the same year the city commission voted 4 to 1 to deny glen haven properties an r-4 designation stating a r-2 was more appropriate. In 2005 staff supported this decision. Much has changed but the pertinent reasons then for r-2 have not. Please review these documents.
