Bennett - Mountain Vista Zone Map Amendment John Bennett/Karen Bennett 216 Lillian Way Bozeman, MT 59718 Lot 48 of Babcock Meadows Sub PH 2B December 6, 2018 Bozeman City Commission City of Bozeman Dept. of Community Development Bozeman City Clerk 121 North Rouse Ave. D CGS LC L� PO Box 1230 Bozeman, MT 59771-1230 DEC 10 2018 1JEpI�RTMENT OF COMMUNITY DEVELOPMENT Dear Sirs and Madams: As property owners located within 150 ft. of Tract 24, addressed as 2928 West Babcock St., Bozeman, MT 59715, we received a notice of public hearing for a zone map amendment from R-2 to R-4 (app. Number 18-438) for subject property. We protest this amendment application for several reasons. 1) Every property located South of Babcock St. and within 150 ft. of the subject Tract 24 is a single family residence. Inserting a high density housing development on this Tract 24 would be completely incompatible with the neighborhood of single family homes. 2) West Babcock is a heavily congested travel route with already existing traffic flow and safety concerns. Approving this application would greatly increase these issues. 3) West Babcock is home to Hyalite Elementary School. Many young children walk to and from school on this route. Student safety issues would increase significantly. 4) High density housing structures would allow, and probably require, high elevation lighting, the glare of which would be detrimental to the bordering homeowners. 5) This proposal appears to be for the sole benefit of the requestor, and to the detriment of the existing homeowners. 6) We believe approving this request would ultimately negatively impact our property value and that of all adjoining properties. We fully understand the City's desire and need to encourage the development of high density housing. But shouldn't that desire and need be in balance with the needs of already existing residents and homeowners? Respectfully submitted, I &oar John Bennett Karen Bennett
