PUBLIC STREET EASEMENT
Sunrise Develo,pment. L.L.C., GRANTORS, in consideration of $ 1.00 and for other and
valuable considerations, receipt of which is acknowledged, grants to The City of Bozeman, a
municipal corporation of the State of Montana, with offices at 411 East Main, Bozeman,
Montana 59771-0640, GRANTEE, a perpetual street and utility easement for the use of the
public, in, through, and across a strip of land situated in Gallatin County, Montana, 45.00 feet
wide to be located on the following described real property:
A tract of land being described on a warranty deed from Terrence C. Corcoran to
Terrence C. Corcoran and John A. Strowbridge, said deed being recorded on Film 98,
Page 1792 in the Gallatin County Clerk and Recorder's Office. Said tract ofland being
located in the Northwest Quarter of Section 11, Township 2 South, Range 5 East,
Principal Meridian Montana, City of Bozeman, Gallatin County, Montana,
The easement is more particularly described on the attached Exhibit(s) A & B
which by this reference are made a part hereof.
The GRANTORS state that they possess the real property described above and that they
have a lawful right to grant an easement thereon.
The GRANTORS further agree that the GRANTEE may peaceably hold and enjoy the
rights and privileges herein granted without any interruption by the GRANTOR.
The terms, covenants, and provisions of this easement shall extend to and be binding
upon the heirs, executors, administrators, personal representatives, successors, and assigns of
the parties hereto,

A tract of land previously described on a warranty deed from Terrence C, Corcoran to Terrence
C. Corcoran and John A, Strowbridge, said deed being recorded on Film 98, Page 1792 in the
Gallatin County Clerk and Recorder's Office. Said tract of land being located in the Northwest
Quarter of Section 11, Township 2 South, Range 5 East, Principal Meridian Montana, Gallatin
County, Montana and being further described as follows:
Commencing at the northwest corner of said Section 11, thence North 89028' 11" East along the
north line of said Section 11, a distance of 1328.21 feet to the point of beginning; thence
continuing along the north line of Section 11, North 89028' 11" East, a distance of 587.10 feet;
