INTRODUCTION
The existing project site is currently occupied by American Federal and contains 0.719 acres of
building, parking, and landscaped areas. The proposed building will be 116,149 SF including:
• 47 dwelling units - 58,470 SF
• Office -22,042 SF
• Restaurant - 13,286 SF
• Parking Garage - 19,037 SF
The existing building will be demolished and replaced with the new 5-story mixed-use "5 West"
building. The new building will utilize on-site sub-surface parking and will connect to the
existing utilities as shown on the project plans.
WATER
The water services for the building will connect to an 8"water main in Tracy Ave. on the
eastside of the building. The fire service will be a 6" line and the domestic service will be a 4"
line.
The building will serve a variety of uses including office, restaurant, and residential. Table 1
below summarizes the total average daily water usage for the various proposed service groups:

Peak day =2.3 * 28,082 = 64,588.6 GPD
Peak GPM = 3 * (29,368/24) = 3,510.2 GPH or 58.50 GPM

Velocity check for domestic service:
Area = 3.14 * RZ => 3.14 * (2"/12)2= .087ft2
Peak CFM = 7.82 ft3/min => 89.9ft/min =>1.49ft/sec
This velocity does not exceed the velocity allowed of 15ft/sec in City of Bozeman mains.
In November of 2013, the City of Bozeman conducted a hydrant flow test of a nearby hydrant on
Mendenhall. The test indicated a flow rate of 1820gpm at 120psi. The IFC required fire flow is
1813gpm at 20psi for 2-hours. Using the data provided above, calculations indicate the available
fire flow at 20 psi is 11,109.32 GPM, which exceeds the required amount.
SEWER
The proposed 6" sewer service will leave the building on the south side and flow into the 6"
main in Mendenhall. Table 2 summarizes wastewater production for each service group:

Using the factors from the City of Bozeman, Design Standards and Specifications Policy, March
2004 the peak day and peak GPM are calculated as follows:
Peak day = 2.3 * 20,050 = 46,115 GPD
Peak GPM = 3 * (20,050/24) =2,506.25 GPH or 41.77 GPM
A review of the City's GIS data and field measurements indicate the sewer line in Mendenhall is
a 6" main installed at .751%. The following assumptions are mad about the existing 6" sewer.

• With .75% slope
Hydraulic calculations indicate a sewer main capacity of 145.4 GPM. At peak flow rate, the
project will require approximately 1/3 of the pipe's capacity. The line serving the project serves
1/2 block of Tracy and 1 block of Mendenhall before entering an 8-inch line in Willson. Given
the limited service area, the existing 6" line should have sufficient capacity to serve the project.
SUMMARY
An analysis of the existing conditions and the proposed improvements indicates adequate water
and sewer services exist to serve the proposed project.
