Re: Rainbow Creek Annexation and Zoning Designation
Dear Commissioners,
I am writing to urge you to vote no on the Rainbow Creek zoning designation approved by the Zoning
Board on Tuesday 11/20. Please note I am a land owner in Baxter West very near the proposed
development. My lot is located at 4507 Draft Horse.
After reviewing Bozeman's zoning map, it is my opinion an R-4 zoning designation for this very small
property adjacent to an R-1 zoning area is inconsistent with other zoning designations throughout the
City. Baxter Meadows is a planned community with multiple use and a number of zoning designations.
Permitting high density R-4 in this planned lower density residential area is completely inappropriate.And
it is hard for me to imagine apartments with an unobstructed view of the southern mountains located
adjacent to high priced residential property can stay affordable for long.
Having lived in Bozeman for 43 years, I am quite aware of the lack of affordable housing in the city. I know
the Commission is trying to fix the problem, but you also have a responsibility to protect the people that
are currently living in the neighborhood. Under this designation, this small lot could house many units (I
have heard up to 80 units) and the vehicles associated with each unit. The people who live in the
neighborhood bought into a planned community with less dense, larger homes by design and that will
change considerably when three story apartment buildings are built adjacent to their property
boundaries. The area south of the proposed development is a sports fields and the area to the west is
agricultural land. Additionally, the right hand lane entry and exit requirements for the proposed
development will also increase traffic in Baxter West, which already has a lot of traffic from the middle
school.
Please just say no to this designation.You owe it to the current residents.A smaller density development
with no more than two stories and, perhaps, business condos with affordable upstairs residential units
are more suited to the area. Even a coffee shop, restaurant or some service that is sorely absent in this
part of Bozeman would likely be welcomed by the residents of Baxter West.
