Please accept this letter of protest in regards to the Rainbow Creek Annexation and
Zone Map Amendment – File 18-240 requesting re-zoning the property located at 4555
Baxter Lane, Bozeman, MT to R-4.
We live at 4659 Danube Lane, Baxter Meadows Sub PH 3A, S34, T01 S, R05 E, BLOCK
15, Lot 2, Bozeman, MT 59718.
While supportive of the annexation of this property into the city, we do question the
need to zone at R-4, or any other designation other than R-1.
We chose to live where we do because of the bit of space we have surrounding us.
We specifically chose not to reside in a high density area because of the commotion
that stems from it. When we leave the vibrant downtown of Bozeman and it’s
surrounding areas, to proceed down Baxter Lane toward home, there is a pronounced
feeling of calm in this area of town. At the moment, it feels like the city has planned,
approved and organized well thought out zoning in this area for those who search out
a reprieve from the enthusiastic frenzy.
Awkward and incongruous are the words that come to mind, when entertaining the
thought of a stand-alone, 1.8 acre of high-density housing being introduced into the
landscape of the established area. Such an introduction would be neither compatible
nor complimentary to its surroundings. Additionally, there is an abundance of
undeveloped acreage, already zoned for higher density, nearby. South and east of the
applicant property, the new Flanders Mill development is zoned R-3 with a large
section zoned R-4. Developments further east are zoned R-3. To the south of the
Sports complex, there is R-O zoning, as well as R-3 and R-4. Comparatively speaking,
very little of the area is zoned R-1. It is our opinion that the Baxter Meadows
community and surrounding developments have already adopted, in spirit and in
deed, the tenets of the Bozeman Community Plan.
Respectfully, does the past approval of high density zoning next to one neighborhood,
because it worked out fine in one’s opinion, equate directly to the impact of such
high density zoning being introduced into another’s neighborhood? The characteristics
and essence of each neighborhood in our wonderful community are subtle in their
differences. Please take into consideration and weigh the representation of our
neighbors, as a whole, who have taken the time to write or speak because they feel,
like us, that anything but R-1 would change the spirit and panorama of the small
section of Bozeman that we chose to call home.
