Colleen and I own the property at the southern entry point of the alley that connects Villard and Short
Streets. Since the 16 Willson project was proposed earlier this year, we have had conversations with our
neighbors Tony and Laurie Thatcher about our mutual concerns. We share the concerns that Tony shared
at the DRB meeting on October 24th.
We commend Tony and Laurie for their proactive efforts to speak directly to the developer, primarily
through its local architect, and we are pleased to read in the Chronicle and hear from Tony that at least
some of the Thatchers' concerns apparently will be addressed by revisions to the plans. We are also pleased
to hear that the developer, in comments at the DRB, has agreed to pave the entire alley from Villard to
Short Streets. While we welcome the paving by the developer and the on going snow removal by the
developments HOA, I am concerned about the engineering of the paving project. We access our garage
from the alley. Our parking pad and garage sit below the alley elevation. I request that the city put in
specific requirements for proper water run off of the alley. Our concerns are with water flowing into our
garage and parking pad along with the pooling of water where the alley meets Villard Street.
With the aforementioned being said, we request that the city put in, as a requirement of this development,
that Mr. Williams pay for the entire alley to be paved with adequate engineering being taken into account.
This should be at no cost to the current homeowners as the additional traffic in the alley will be the result
of this development. Furthermore we request that additional privacy barriers be placed along the alley as
additional traffic will most certainly be directed down the alley from the Villard entrance as Short Street
only runs for one block from Grand to Willson Streets. This means that the least restrictive path to the new
development will pass within 10 feet of our living room and kitchen.
