Annexation of approximately 12 acres and amendment to the City Zoning Map for the
establishment of a zoning designation of R-1 “Residential Single-Household Low Density district”.
Located west of Boylan Road and north of Commercial Drive.

Planner Saunders provided an overview of the proposed zone map amendment, including its area
and the criteria for evaluation.

06:12:23 PM (00:12:37) Eric Nelson, from Think Tank Design Group, presented on behalf of the
applicant.
06:15:41 PM (00:15:55) MOTION Having reviewed and considered the staff report, application
materials, public comment, and all information presented, I hereby adopt the findings presented in
the staff report for application #18-078 and move to recommend approval of the Bridger Meadows
Zone Map Amendment, with contingencies required to complete the application processing: Julien

Planner, Danielle Garber, provided an overview of the proposed zone map amendment, reviewing
the area along with the zoning criteria and evaluation.

06:24:13 PM (00:24:27) Applicant, Robert Baler, spoke to his application. They are requesting to
annex to connect to City services due to a failing septic system.
06:26:08 PM (00:26:22) MOTION having reviewed and considered the staff report, application
materials, public comment materials and all information presented, I hereby adopt the findings
presented in the staff report for application #18-143 and move to recommend approval of the 1083
Bridger Drive zone map amendment with contingencies required to complete the zone map
amendment processing: Chris Scott

Zone Map Amendment requesting amendment of the City Zoning Map for two existing lots
consisting of 5.07 acres from B-2 Community Commercial to B-2M Community Commercial Mixed.

Planner Tom Rogers provided a brief overview of the proposed zone map amendment, reviewing
the spot zoning criteria.

06:40:34 PM (00:40:48) Marjorie Hennessey and Rob Pertzborn of Intrinsik Architecture spoke to
the proposed project on behalf of the applicant.

Dick Stefani (4167 Sunstone) commented that he felt there would be too much traffic in the
neighborhood with adding more residential.
Nolan Campbell (1 East Main), representing the applicant, commented that his goal was to provide
stopping sprawl and work toward intelligent, mixed use design to help with the housing crisis in
Bozeman.
06:57:38 PM (00:57:52) Representative, Rob Pertzborn replied to a public comment regarding the
purpose of B2M zoning.
06:59:14 PM (00:59:28) Board members held a general discussion regarding the proposed zone
change.
07:07:35 PM (01:07:49) MOTION Having reviewed and considered the staff report, application
materials, public comment, and all information presented, I hereby adopt the findings presented in
the staff report for application 18-132 and move to recommend to deny the Kagy Crossroads zone
map amendment: Chris Scott
07:07:59 PM (01:08:13) Chris Scott spoke to his motion. A general discussion among board
members followed.
07:12:42 PM (01:12:56) VOTE: 2 For; 2 Against – Motion carries with tied vote.
