Perin - 16th and Olive Zone Map AmendmentFrom:Sue To:Agenda Subject:Comment about Application 18-323 Date:Wednesday, September 19, 2018 8:43:04 PM Sept 19, 2018 Comments about Proposed ZMA Application 18 - 323 Dear Bozeman City Commission and Bozeman Zoning Commission, I am the property owner at 1612 W Olive #2 and 1612W Olive #3 (Cedarwinds Condos # 2 and 3), and I am writing to express my concerns against the proposed Zoning change at the 16th and Olive Apartments (Applicant 18 – 323). Currently the land in question is zoned R-3 and the request is being made to change it to R-5. I feel that this will be spot zoning and negatively effect the neighborhood by : Increasing traffic Taller buildings blocking the light to the neighboring buildings Allowing a business zone in the middle of and surrounded by residential units. Increased parking congestion on the streets. This will also potentially increase the value of the applicants property while decreasing the value of neighboring property due to the same things noted above. I see no reason why this applicant needs to have business zoning provided by R-5 in order to rebuild his/her condos. Nor do I understand why the zoning needs to be changed at all in order to rebuild condos. I think that to be compatible with the current area and with the use that the applicant is saying that he/she intends, that at the most the zoning should be changed to R-4. Finally the applicant talks about all the outreach he/she did to nearby owners. I just want to state that I was never contacted even though my condos look out at the property in question. This change will negatively affect both of my properties.
