Willett, solely own a property directly across the street from the property affected by the proposed zoning change. Please see attached map. Physical Address of my property: 1601 West Olive#1 Bozeman, MT 59715 Legal Description of my property: OLIVE TREE TOWNHOUSE PUD, S12,T02 S, R05 E, BLOCK 2, Lot 1, PLATJ-117 I protest the proposed zone map amendment that would rezone the properties addressed as 215 S 161h Avenue & 1608 West Olive Street, Bozeman, MT 59715 from R-3 Medium Density to R-5 Mixed-Use High Density on the following grounds: 1. PARKING: Parking is already extremely taxed in the area immediately surrounding this property. It's an unfair penalty to impose on existing property owners to absorb the new and additional parking pressure resulting from this zoning change. 2. TRAFFIC:Traffic is already moderate in this area. If approved this zoning change will result in additional traffic in what was clearly intended as a residential area. 3. REDUCED PROPERTY VALUE: I purchased this property in 2006 for my youngest son, and now my grandkids to occupy while they are students at Montana State University. Over that time,there's been a very slight appreciation in this property's value. If this rezoning goes into effect—it will most likely have a negative impact on my property's value and cause me to take a loss on this property when it's time to sell. It is not fair to the existing property owners in the immediate area who bought their properties in good faith with the current zoning in place to now amend these zoning laws and cause their property values to suffer. 4. NEIGHBORHOOD QUALITY OF LIFE:Although this area does consist of primarily"medium-density" multi-unit housing—like apartments and townhouses, it has been a relatively safe area; and has a very nice neighborhood "feel"to it. There are not just students living here, but also professionals, and many families in the area. It would be a shame to lose or compromise this important quality of life for our neighborhood.
