Subject: 410 S. Church Street Accessory Dwelling Unit (ADU) Question
Dear Bozeman City Commissioners,
We are planning to build a new home and garage at 410 S. Church Street. We would like to build an ADU
above the garage for several reasons. Firstly, we are in support of the city’s efforts to encourage infill. As
retirees, income from an ADU would help us with payment of taxes. In addition, we are planning to remain
in our home as we age, and we will likely need to employ a caregiver at some point, someone who might
wish to live in the ADU.
We are aware that current code does not allow for ADUs on lots that are zoned R-2 and are less than 50
feet wide. We are also aware that the code allows ADUs on 40-foot-wide lots that are zoned R-1. We do not
understand this discrepancy, as one would assume R-2 zoning should (logically) be even more likely to
accommodate ADUs. Aren’t areas zoned R-2 supposed to be developed for more density? Thank you for
considering our request.
