The 16 Willson residential project proposes to construct 8 – duplex units on the existing 16 lot
located on Lots 1 – 16, Block 5 of the Beall’s Third Addition to the City of Bozeman in 8 phases.
The project is located on North Willson between Short Street and Villard Street.
16 Willson will be constructed in 8 Phases, starting on the north end and building south. Each
Phase will consist of a duplex building, garages, landscaping, on site sidewalks, garage
driveways, storm water drainage and retention/infiltration systems.
Each unit consists of 3 bedrooms in the main house and a guest room over the garage, for a total
of 4 bedrooms. Each unit will also have a 2 car garage with 2 parking spaces in front of the
garage. Trash totes are proposed for each unit to be stored in the garage.
Prior to the construction of the first phase all the existing buildings and utilities, on all 16 lots,
will be demolished and removed and all the trailers removed. The entire site will be graded and
seeded and erosion control waddles will be installed on the perimeter. A perimeter security
fence will be installed and maintained.
All improvements within the public right of way will be constructed with Phase I. The water and
sanitary sewer services will be installed to all 16 lots with the first phase and the curb and gutter
and pavement will be replaced on N Willson. In addition, the curb and gutter and concrete alley
approach will be installed on Short Street and the pavement extended from the existing to the
new curb and gutter in the first phase. All the sidewalks, ADA ramps and boulevard
landscaping will also be installed with the first phase.
