Graf, of Bozeman, Montana, the GRANTOR, in consideration of Ten Dollars ($10.00) , and other good and valuable consideration, receipt of which is acknowledged, grants to the City of Bozeman, a municipal cor- poration of the State of Montana, with offices at 411 East Main, Bozeman, Montana 59771-0640, GRANTEE, a perpetual sanitary sewer pipeline easement for the use of the public, in, through, and across a strip of land fifteen feet wide, situated in the City of Bozeman, Gallatin County, Montana, to be located on the following described property: A tract of land being a portion of Lot 7 of Graf's Second Subdi- vision situated in the S.E. ~ of Section 18, T. 2S. , R. 6E. , P.M.M., City of Bozeman, Gallatin County, Montana, and being further described as follows: Beginning at a point which is the southwest corner of Lot 7, Graf's Second Subdivision: thence from said point of beginning along the southwesterly line of said Lot 7 N27'17'00"W a distance of 122.20 feet to the northwest corner of Lot 7, said point also being the southwest corner of Lot 8, Graf's Second Subdivision: thence along the lot line common to said Lots 7 & 8 N53'02'OO"E a distance of 15.22 feet: thence across Lot 7 S27'17'OO"E a distance of l25.28 feet to a point on the lot line comon to Lots 7 and 6 of Graf's Second Subdivision: thence along said line S64'42'OO"W a distance of 15.01 feet to the point of beginning. The GRANTORS warrant that they are lawfully seized and possessed of the real property described above, that they have a lawful right to convey the property, or any part of it, and that they will forever defend the title to this property against the claims of all persons.
