Concisely, accurately,and completely describe the property and alterations with dates. Number the buildings and features to
correlate with the Site Map.
This site serves as an auxillary maintenance yard and storage are for the City of Bozeman. It includes four groups of
buildings of differing age and use, as described below.
The southwestern corner of the site, nearest the entry gate, includes four rectangular, metal-framed storage buildings,
used in part to house road sand and other materials. The history of the buildings is not known, but they appear to be
manufactured structures, and may date from approximately the 1940s. They were reportedly moved to this location in
the 1970s. The buildings rest on high concrete foundations; they are metal-sided, and have shallow-pitch metal gable
roofs. One end of each building is largely ocupied by a large metal overhead door; the doors appear to date from the
relocation of the buildings, rather than their construction. The lower wall of the southeastern building in this group is
collapsing outward, due to pressure from road sand stored inside.
A small, square brick building stands to the northeast of the storage buildings. This building dates from the construction
of a wastewater treatment facility on the site in the 1940s, and was a part of that facility. The building has a concrete
foundation, and a flat roof behind a low concrete parapet. A square brick chimney is near the building's northwest
corner. A metal door and metal-sash, 6-light windows are present; all are historic. A continuous concrete lintel
connects the tops of all doors and windows, running completely around the perimeter of the building. Concrete window
sills are also continuous, though they do not extend around building corners. What appears to be a solar collection
panel is mounted on the roof of the building. Except for this panel, this building fully retains historic integrity.
A small rectangular barn is at the north end of the property, beyond the wastewater treatment building. The barn is
wood-framed, with shiplap siding and a gambrel roof, covered with modern, sheet-metal roofing. Fenestration in the
building is wood or wood-framed, and includes person and animal doors, a hayloft door, and small, square window
openings. Except for the roof, the barn appears to retain historic integrity.
East of the wastewater treatment building, there are three modern garage/storage buildings, all with metal siding and
roofs. The westernmost building is wood-framed, with a shed roof and a largely open south elevation; it may date from
the 1970s. The buildings to the east are metal-framed, larger, and fully enclosed, with metal overhead garage doors.
According to city representatives, they were constructed in approximately 2002.

In the mid-1920s, Robert and Margaret Yetsinga were selling relatively small parcels of land in Section 6 north of
Bozeman to various parties. In 1928, they deeded 15 acres at the future site of the Bozeman City Shops to Reuben
and Grace Hicks. The Hicks held the land for four years. When they sold it to Paul Smith in 1932, the property
included buildings, a hot water boiler, and an electrical pump. No other information about the property is readily
available, so the purpose to which the Hicks put the land is unknown. Paul Smith and his wife Nora retained
possession of the parcel, and presumably its buildings, until 1948. Although unconfirmed, it is possible that the small
barn surviving at this site dates from that era.
The City of Bozeman acquired the 15-acre parcel, less about'/acre previously deeded to the Ohio Oil Company for a
natural gas substation, in 1948. The property was reportedly developed into a wastewater treatment facility at that time.
The brick building at the site survives from that period of use. The city's growth, however, soon prompted the
construction of a larger wastewater facility, and one was completed just west of Springhill Road by the 1970s. The
Rouse facility was closed, and converted into a storage yard for Bozeman's road crews and other city departments.
The four metal storage buildings now at the site were reportedly moved there at that time; one or more of those
buildings may have been relocated from city property farther south on Rouse that became the site of the Bozeman City
Library. City maintenance crews continue to use this location; it is known informally by them as the"lower yard."

This site contains buildings reflecting a variety of historic uses-- private agriculture, public utilities, and roadway
maintenance. Well-preserved buildings from the first two uses survive at the site, but other buildings and features once
integral to those historic uses are now completely gone. In addition, the earlier buildings are overshadowed by the
modern or relocated road maintenance buildings, which date from the 1970s or later. Because of this, the site can no
longer convey its historic uses, and does not retain the integrity required for listing in the National Register of Historic
Places.

buildings at the site either postdate the historic era, or have lost integrity due to their non-historic relocation to this site.
