Concisely,accurately,and completely describe the property and alterations with dates. Number the buildings and features to
correlate with the Site Map.
This is a two-story, L-shaped, vernacular residence of wood-frame construction. Its foundation is not visible. The
intersecting gable roof is covered with asphalt shingles. There is an interior brick chimney. The exterior is sided with
shiplap (drop) siding; it also has fish-scale shingles in the front gable end. The cladding is historic. Windows are
mainly 1/1 double-hung set singly or in pairs, although there are a few fixed windows; most windows are historic,
although some appear to have been altered. The partially-enclosed front porch (in the building's northwestern ell) has a
hip roof which is supported by steel pipe posts. The partial enclosure of the porch is likely non-historic, as are the
current exterior supports. On the rear of the house is a shed-roofed addition with the same drop siding as the house; it
may postdate the main house, but is likely historic.
A large, recently-built garage stands behind the house. It is wood-framed with a gable roof and is covered with vertical-
inscribed wood siding.

William Weyand purchased 10 lots in the Northern Pacific Addition from the Montana Flour Mills Company in mid-1922.
Within a year, he had built a house at 1212 N. Rouse, opposite Rouse Avenue from the company's elevator and cereal
mill plant. Weyand was a baggageman and clerk for the Northern Pacific Railway. Pauline, his wife, remained at the
house after his death in the mid-1930s. She worked as a janitor at the Commercial National Bank Building during the
1930s. She remarried by the mid-1940s and moved to Kansas. In the meantime, a daughter, Frances Lamphear, and
her husband Robert had moved into the house by 1940. They resided there until 1942 or 1943, during which time
Robert Lamphear was a millman and warehouseman for Associated Seed Growers.
Pauline Weyand sold the house in 1945 to Earl and Gertrude Funk. That family occupied the house throughout the
remainder of the historic period until they sold the place in 1965. Earl Funk worked at a variety of jobs while residing on
North Rouse Avenue. He was a laborer for the Bozeman Canning Company, plantman at Pictsweet Foods, and janitor
at the Arcade and Oaks. Two of their children worked while living at home. Carol Funk was a business machine
operator at Montana State College and LaVerne Funk was a packer for the Montana Flour Mills Company.

This building is a representative example of a largely vernacular home from the early twentieth century. Houses of this
scale and level of detailing were typical of working-class neighborhoods in turn-of-the-century American towns, and it is
the characteristic building type in Bozeman's northeastern residential neighborhood. This portion of the community was
home to much of Bozeman's small industrial area-- primarily devoted to the processing and shipping of agricultural
products --and consequently, much of the neighborhood's residential component served blue-collar workers and their
families. In general, these houses were smaller and less ornate than those found elsewhere in the town. The bulk of
the neighborhood's homes were constructed during the late nineteenth and early twentieth centuries, a period of growth
for the town of Bozeman as a whole, and particularly for the northeastern neighborhood, which benefitted from
proximity to the newly-constructed Northern Pacific and Milwaukee Road railway lines.
This house, therefore, is potentially significant as a representative example of period vernacular residential architecture,
as well as for its association with the early growth of Bozeman and its agricultural industry. The building, however,
does not have any known, site-specific historical significance, and suffers from a somewhat-diminished level of historic
integrity(as described below). Because of this loss of integrity, the building is no longer a high-quality example of its
type, and is not independently eligible for listing in the National Register of Historic Places.

The building retains integrity of location. Integrity of setting has been diminished by recent, incompatible construction in
the vicinity of the property. Other aspects of integrity have been slightly diminished by changes to the front porch area
and the probable existence of some non-historic windows.
