Number the buildings and features to correlate with the Site Map. This is a one-story, rectangular, vernacular residence of wood-frame construction. The building has a concrete foundation, and a partial basement. Exterior walls are clad with lapped wood siding. The gable roof is covered with asphalt shingles. Windows are mostly sliding units; they are non-historic, and in non-historic openings. The primary (west) elevation has been greatly altered by the construction of an addition on the house. The addition has a gable roof of lower pitch than the older part of the house, and an inset entry area at the northwest corner. There is a detached garage, wood-framed with a gable roof. It post-dates the house. Originally, this house was an architectural twin of the building at 808 North Rouse, although remodelings have obliterated much of that historic resemblance. MONTANA HISTORIC PROPERTY RECORD PAGE 3 Property Name: 810 North Rouse Ave. Site Number: 24 GA 1726 HISTORY OF PROPERTY ❑ See Additional Information Page In the fall of 1945, Dorothy Sheppard acquired the house at 802 N. Rouse and the four city lots on which it stood. As a developer, her intention was to divide the parcel into three parts, with 802 standing on the southernmost piece. She apparently immediately contracted to have houses built on the remaining two parts. These are the two houses that now stand at 808 and 810 N. Rouse. When built, they were virtually identical. In late 1946, Donald Luebbe purchased the northernmost 40-foot-wide parcel and 810 N. Rouse. He and his wife Dorothy lived there briefly before selling it in late 1947. At the time, Luebbe was an instructor at Montana State College. Evan and Gertrude Nielson were the next owners. There is no readily available information about whether they resided at 810 N. Rouse(although one assumes that they did), their occupations, or community involvement. Albert and Lydia Stoecker purchased the house in 1948 and lived in it throughout the three years that they owned it. During that period, Albert Stoecker was employed by Ralph's Food Store as a meat cutter. William and Joyce Pribyl bought 810 N. Rouse next, but apparently never lived in it. By the time they sold it four years later, they had moved to Oregon. During their ownership, Robert and Norma Peterson rented the house. Robert Peterson worked as a dispatcher for Pioneer Ready Mix Concrete. Catherine Pike, who owned the house between 1955 and 1957, lived there those two years. She worked as a clerk at Penneys. She apparently decided to sell the house when she married. At the end of the historic period, 810 N. Rouse was rented out rather than occupied by its owner, A. R. Mackleberg. Renters included Grace Bennett(waitress at Colonel's Drive Inn) and David and Gracia Guptill (laborer at Montana State College).__._____ INFORMATION SOURCESBIBLIOGRAPHY ❑ See Additional Information Page R.L. Houses of this scale and level of detailing were typical of working-class neighborhoods in American towns, and it is the characteristic building type in Bozeman's northeastern residential neighborhoods. This portion of the community was home to much of Bozeman's small industrial area-- primarily devoted to the processing and shipping of agricultural products--and consequently, much of the neighborhood's residential component served blue-collar workers and their families. In general, these houses were smaller and less ornate than those found elsewhere in the town. The bulk of the neighborhood's homes were constructed during the late nineteenth and early twentieth centuries, a period of growth for the town of Bozeman as a whole, and particularly for the northeastern neighborhood, which benefitted from proximity to the newly-constructed Northern Pacific and Milwaukee Road railway lines. This house, therefore, is potentially significant as a representative example of period vernacular residential architecture, as well as for its association with the growth of Bozeman and its agricultural industry. The building, however, suffers from a greatly-diminished level of historic integrity (as described below). Because of this loss of integrity, the building is no longer a high-quality example of its type, and is not independently eligible for listing in the National Register of Historic Places. INTEGRITY(location, design, setting, materials, workmanship, feeling, association) ❑ See Additional Information Page This building retains integrity of location and setting. Other aspects of integrity have been greatly diminished by non- historic alterations to the building's exterior. These changes include the construction of a large addition across the front of the house, and the presence of non-historic windows in an altered fenestration pattern.
