Number the buildings and features to correlate with the Site Map. This is a 1-story, L-shaped, vernacular residence of wood-frame construction. The gable roof is covered with asphalt shingles and is pierced by an interior brick chimney. Eaves are very shallow. The house's exterior is sided with wide- lap masonite siding, and all windows are 1/1 double-hung, primarily placed in pairs. The front entry is under an arched overdoor. The foundation is concrete. The current exterior siding and fenestration are not original to the house, but are likely historic--the arched overdoor and double-hung windows suggest that the remodel may have occurred in perhaps the 1940s. MONTANA HISTORIC PROPERTY RECORD PAGE 3 Property Name: 513 North Rouse Ave. Site Number: 24 GA 1704 HISTORY OF PROPERTY ❑ See Additional Information Page This house is another of those in the 500 block of North Rouse Avenue which were built sometime in the 1890s or early 1900s prior to 1904. Although the parcel lines have changed since first described, it appears that the houses at 513, 515, and 517 N. Rouse all stood on single parcel until 1905. RTI was unable to determine a complete chain of title, but by late 1902 Elizabeth Wright owned the large lot. In that year, she sold it to Mary Urguhart Lee, who like Wright before her apparently did not occupy any of the three houses. The next owner, George Ellis, who gained title in 1905, was responsible for dividing the large lot into three parcels, one for each of the houses. The parcel at 513 N. Rouse passed quickly through the hands of several parties, none of whom resided at the house. The first owner to hold the property for any significant length of time was William Fields. He acquired the house in 1917 and held it for 11 years. He apparently did not reside in Bozeman. In 1928, Bertha Mills purchased the house and lived there for less than 1'/2 years before selling out. The next owners were H.F. and Pearl Hill, who held the property for 5%years, but rented the house to Lester and Grace Woolsey (automobile mechanic) and perhaps others. The following owner, John Apperson, owned the house for only a short time before he died and the estate passed to his niece Clara Apperson Johnson. RTI lost the chain of title for the following 30 years, but examination of city directories indicates that, until the late 1950s, 513 N. Rouse was occupied by renters. During the 1940s, Lawrence and Grace Covey rented the house. He worked as a truck driver and, after World War ll, she as a wrapper at the Bon Ton Bakery. By 1956, the Donald and Sharon Marks family had apparently purchased the house. They lived there until at least the early 1960s. Donald Marks was employed as a bricklayer. Houses of this scale and level of detailing were typical of working-class neighborhoods in turn-of-the- century American towns, and it is the characteristic building type in Bozeman's northeastern residential neighborhood. This portion of the community was home to much of Bozeman's small industrial area-- primarily devoted to the processing and shipping of agricultural products --and consequently, much of the neighborhood's residential component served blue-collar workers and their families. In general, these houses were smaller and less ornate than those found elsewhere in the town. The bulk of the neighborhood's homes were constructed during the late nineteenth and early twentieth centuries, a period of growth for the town of Bozeman as a whole, and particularly for the northeastern neighborhood, which benefitted from proximity to the newly-constructed Northern Pacific and Milwaukee Road railway lines. This house, therefore, is significant as a representative example of period vernacular residential architecture, as well as for its association with the early growth of Bozeman and its agricultural industry. Although the building's exterior has been remodeled, the changes almost certainly date from late in the historic period. This building is a contributing resource to a proposed North Rouse Avenue Historic District.
