Concisely,accurately,and completely describe the property and alterations with dates. Number the buildings and features to
correlate with the Site Map.
This is a 1'/-story, irregularly-shaped, vernacular residence of wood-frame construction. The intersecting gable roof is
surfaced with asphalt shingles, and pierced by a single stovepipe. The exterior is sided with non-historic asbestos
shingles. Windows are large, sliding units in non-historic openings. These are replacement windows installed since the
1981 historic survey of the area. (The original form for this building identified the windows as "fixed and 1/1 double-
hung.") The enclosed, shed-roofed front porch is sided with wide-lap siding and also has large, sliding windows. It is
likely not original. The foundation is concrete. At the rear of the building are two additions (likely non-historic) sided
with tar paper. One has a shed roof and the other a hip roof.
Features in the yard include a cinder-block retaining wall by the sidewalk, and a small shed. The tax assessor identifies
the date of construction for a 7 x 15-foot shed as 1920, and a 12 x 15-foot shed as 1940.

James L. Stormer bought the 50 x 234-foot parcel on which this house is situated in 1881 for$125. Six months later,
he sold it for$800, indicating that he built or had built a house there in that year. However, there is reason to believe
that this first house on the parcel actually stood facing Perkins Place, the alley at the back(east side) of the lot. In the
fall of 1884, Wilhelm and Emilie(or Amelia) Zietzke purchased the house and land.
The earliest available city directories with street addresses listed identify the Zietzke home as being at 213 Perkins
Place, and it was there that the family resided until 1931 (when Emilie died at the age of 71). Wilhelm and Emilie
Zietzke's heirs held the property until after World War II.
At least as early as 1904, the Zietzkes had built and rented out a second house on the property, this one facing onto
Rouse Avenue and having the address number of 214. William Zietzke may have built the house himself; the 1892-
1893 Bozeman city directory listed his occupation as "carpenter." A long series of renters occupied the house, with
occupations ranging from farmer to railroad section worker, driver, and in (1950) real estate broker.
In 1950, Venus K. Seel purchased the lot and resided at 214 N. Rouse. Five years later, she sold out to Odvar and
Lorenia Wold. Mr. Wold worked as a mechanic for Bozeman Motors.

This building is a representative example of a small, largely vernacular home from the late nineteenth/early twentieth
century. Houses of this scale and level of detailing were typical of working-class neighborhoods in turn-of-the-century
American towns, and it is the characteristic building type in Bozeman's northeastern residential neighborhood. This
portion of the community was home to much of Bozeman's small industrial area-- primarily devoted to the processing
and shipping of agricultural products--and consequently, much of the neighborhood's residential component served
blue-collar workers and their families. In general, these houses were smaller and less ornate than those found
elsewhere in the town. The bulk of the neighborhood's homes were constructed during the late nineteenth and early
twentieth centuries, a period of growth for the town of Bozeman as a whole, and particularly for the northeastern
neighborhood, which benefitted from proximity to the newly-constructed Northern Pacific and Milwaukee Road railway
lines.
This house, therefore, is potentially significant as a representative example of period vernacular residential architecture,
as well as for its association with the early growth of Bozeman and its agricultural industry. The building, however,
suffers from a diminished level of historic integrity(as described below). Because of this loss of integrity, the building is
no longer a high-quality example of its type, and is not independently eligible for the National Register of Historic
Places.

This building retains integrity of location and setting. Other aspects of integrity have been diminished by non-historic
alterations to the building's exterior. These changes include exterior siding of non-historic pattern and materials, and
non-historic windows in an altered fenestration pattern. In addition, the enclosed front porch is not original.
