Rouse Ave. Bozeman, MT First Name Vikie Last Name Stoltz Email Address bobnvik1@outlook.com Phone Number 406-451-6285 Comments I have the following concerns regarding the proposed Gran Cielo Subdivision: 1] Residential vehicle access to Stucky Rd should be required for approval to alleviate traffic on West Graf. The number of residences in this plan should require two immediate access points not just an easement for future extension of S. 27th north to Stucky. The original plat of Meadow Creek Phase III extended to Stucky, I am confused as to why the northern parcel is left off this plan.. 2] Despite your pressure test at Graf and 27th, low water pressure in Meadow Creek is a constant complain among us residents even though we have been told it is above the minimum psi required. A large new subdivision will greatly exacerbate that, as will the completion of the South Row townhouses at Graf and Enterprise. 3] The landscape plan for the parks and common spaces for this proposed subdivision is anything but water wise. It matters not whether the irrigation water comes from wells or surface water this is still a water consuming landscape plan, and if the city is serious about water conservation, lawn should be discouraged and water wise plantings required.
